Your house is constructed using the following components:

• Structure – This comprises of a concrete foundation with a "CHC Tetris" insulated flooring system, on which sits a superstructure comprised of Kingspan structural insulated panels (SIP System)
• Roof – A standing seam steel Tata roofing product Colourcoat Urban which offers a 40 year weatherproofing warranty.

The house is covered by the NHBC 10 year warranty (structural) and the Barratt Homes 5 year warranty.

The timber Cladding is a Micronized Preserved Timberproduct from Northwood Timber Products. It consists of a treated, kiln dried Scandinavian Redwood, and has a warranty against rot and fungal decay of 25 years. The colour, rather than fading or "greying" has been proved to enrich over time due to the introduction of copper into the timber in a micronized solid format.

The timber shutters (where fitted) - are of kiln dried Scandinavian Redwood and have been given a similar Micronized treated finish.

Both products should only need redecoration approximately every seven years.

The external walls are finished using a through colour render system "Weber.sil TF". This should not need decoration due to the through colour nature of the product but may require cleaning from time to time. The colour is reference S0500-N in case of matching repairs.

The windows and doors are Janex high performance Scandinavian timber windows and doors with a mixture of double and triple glazing (dependant upon plot specification). Timber and double glazed units are guaranteed for 10 years (windows) and 5 years (doors). Further details and maintenance requirements can be found here.

The benefits of a "Freerain" rainwater harvesting system are incorporated into your property to encourage the lower use of potable water.

The tank will be shared with other properties (your Management Company will be able to locate this for you if necessary) and will serve normally the downstairs toilet and the washing machine only. All costs relating to water top up, electric supply, maintenance etc for the system are incorporated into the Management Service Charge.

The pipes that transport this water are clearly labelled as non-potable water and will not be connected to taps where drinking water is drawn.

Under the terms of the sale and the Management Company you will not be allowed to erect any aerials or dishes on or around your property, and thus a cable connection is incorporated into each plot which is operated by "seethelight".

This operator offers various packages of telephone fixed line, broadband (up to 200Mb) and television services.

A Vent-Axia Sentinel Kinetic ventilation system with heat recovery has been installed in your home. The unit is normally located in the cylinder cupboard adjacent to the bathroom. Please refer to the maintenance section of the linked instruction manual for regularmaintenance requirements.

A Photovoltaic Panel(s) are fitted to most properties and are Installed by Solar Century. These will feed electricity back into your home or into the national grid. Little maintenance is required please see the link for information.

Where the property is an apartment the electricity generated will be fed back into the landlord’s supply in order to reduce the overall maintenance charge.

The heating systems for houses and coachouses are different from the systems in apartments:

Houses generally have a gas fired boiler heating and hot water system comprising an Ideal Logic System 24 Boiler, Room Thermostat, 7 day 2 channel programmer, and radiators with Thermostatic Radiator Valves (not in room with room thermostat).

Your boiler and system requires regular servicing as any heating system which should be carried out by a suitably qualified "Gas Safe" registered installer. More details of your boiler can be found here

Apartments will have Dimplex panel heaters type EPX fitted where required with heated towel rails in bathrooms. The system is controlled by a Dimplex RXPW4 central controller.
